Roof Inspection
Maintaining your existing roof is our
primary concern. Our roof inspection agreement informs you of your present
roof condition and the necessary steps to prevent premature failure over
the lifecycle of your roof system.
Cobra Roofing Services work scope
includes:
A visual roof condition inspection
for:
General appearance
Surface condition
Roof composite
Flashings
Edging
Fascia
A written report along with an auto
CAD roof plan will follow the actual inspection detailing any areas
in need of repair as well as suggested component replacement. This
allows you to make an informed and proactive decision for your asset.
Photos will accompany the report.
Over time, these photos will provide you with a visual history of
your roof
system.
An estimate for suggested repairs
(if any).
If needed repairs are warrantable,
Cobra Roofing Services will serve as a liaison between you and the
manufacturer
to perform repairs covered under the terms and conditions of your existing
warranty.

Roof Maintenance
Cobra Roofing Services can team with you in preserving the roof through
proactive rather than reactive measures.
With our roof maintenance agreement:
You will receive two inspection visits per year—approximately
six months apart. The inspection will include general appearance, surface
condition,
roof composite, flashings, edging and fascia.
A Roof Condition Analysis Report along with photo documentation will
follow each inspection
A CAD roof diagram will be provided with the first report.
A multi-year budget plan will be provided with the first report
Preventative maintenance during the 12 months from date of signing
agreement includes:
Check and clean debris from entire roof.
Check and clean eave gutters, box gutters and downspouts.
Check for damage by a third party, vandalism,
terrorism, fire, water casualty, or any natural force
causing damage. Should Cobra discover upon arrival on building
site that repairs needed are due to one or more causes listed in Limitations*,
Cobra will perform work at customer's request. Customer
will be held responsible for payment and recovering costs from
third parties.
Act as a liaison with manufacturer; make repairs approved
by warranty manufacturer.
Provide 24/7 leak repair service.
*Limitations: Abuse, misuse, theft, vandalism, terrorism,
acts of a third party, fire, water casualty or
any natural force
causing damage
to the
roof system, the building itself or its contents
shall be specifically excluded
from this agreement.
